PennDave Manor 2 Price & How To Avail

Okay, to determine the total value of a parcel of lot, we would want to know how much is the price per square meter. At least, that’s how it is to calculate. (In the US or other country they are based on per square feet). For PennDave Manor 2 the price is P5,500 pesos per square meter. So every square meter (1 meter x 1 meter) is P5,500 pesos.

For an average house with 2 storey townhouse or duplex that you find on most subdivision, it ranges from 50 square meter to 70 square meter. Above those numbers (100 sqm and above) you get single attached or single detached houses — meaning the bigger the lot area, the more roomier or more space for you to accommodate lawns, bigger space for garage, etc. So bigger lot areas the better if you plan to build nice homes with lawn or garden but that’s not ย everybody’s preference since not all like garden.

PennDave Manor 2 Price is P5,500 per square meter

For PennDave Manor 2, it is divided into blocks with corresponding lot number and separated with subdivision roads. Lot areas available as of press time are:

Pricing Scheme

From the last paragraph I mention the monthly installment payment. To avail, it’s very easy and there’s not a lot of requirements and proof of income to submit.

1) Just submit 1 valid ID
2) P10,000 pesos reservation deposit.
3) That’s it!

You can start your monthly installment after 30 days. It’s easy as 1-2-3! Why there’s no other requirements?

1) This is zero interest, it means you are NOT required to submit proof of income that states that you are capable ofย monthly ( I will explain this below)
2) There’s no downpayment required to avail. It’s optional
3) It is in-house financing so you won’t need PAGIBIG financing or bank financing
4) This is preselling lot for sale. Banks and PAGIBIG require to fully-developed lot to avail their scheme

I’m going to make an example:

If you choose 64 square meter lot area (good for 2 storey house with 2-3 bedrooms)

The computation will be:

64 sqm x 5,500/sqm =ย P352,000 pesos (total price)
less reservation deposit of 10,000 pesos (deductible from total price / part of total price)

342,000 divided into 60 equal months (5 years x 12 months) = P5,700 monthly installment

Now, P5,700 monthly is where you can say, “I can afford bigger lot area than that monthly” so you can choose the following options: (stated above and I will state it again here)

๐Ÿ‘ 150sqm – 13,583 monthly

PennDave Manor 2 is a preselling subdivision lot project located in Barangay Tubod, Minglanilla Cebu. Consists of more than 4 hectares of different lot area ranging from 64sqm, 100sqm, 150sqm, 200sqm and 250sqm. The price per square meter is P5,500 per sqm. Neighboring lot per sqm is at P8,000 pesos per sqm so can see the difference.
